A listing is not proof of title

MiMiSpot does not guarantee legal ownership, title, boundaries or the absence of competing claims merely because a listing exists. Owners, landlords, agents and managers must attest that they hold the legal authority necessary to advertise, lease, rent, manage or otherwise offer the property.

MiMiSpot verification indicates that specified information or documentation has been reviewed. It does not constitute a government determination of ownership, legal title, property boundaries or absence of competing claims.

Due diligence before a purchase or long-term lease

  • Identity of the seller or lessor, and their authority to transact.
  • Ownership or the interest actually being sold or leased.
  • Survey and boundary information.
  • Encumbrances, charges or competing claims, where applicable.
  • Planning and permitted-use restrictions.
  • Taxes, rates and outstanding charges.
  • Lease terms, renewal and termination rights.
  • Property condition and utility status.
  • Government and local authority requirements.

Location privacy

Private residences show an approximate location on public maps. Exact addresses are released only where a booking or another authorised circumstance justifies it, and subject to the owner's configuration and MiMiSpot's safety policy. Map data provided by a map provider is not MiMiSpot's independent verification of a location.
