What MiMiSpot property verification checks, what a verified badge means, evidence handling and how verification can be withdrawn.

What property verification is

Property verification is an optional review in which a lister submits documents and information about a property and MiMiSpot staff check that submission against defined criteria. When the review is successful the listing may display a verification badge and a verification date. Verification is a platform trust signal; it is not a legal service.

What a verified badge means

A verified badge means that, on the review date, MiMiSpot staff reviewed the specified evidence supplied by the lister and found that it appeared consistent with the listing, and that the lister's account and contact details passed MiMiSpot's checks. It does not certify present ownership or title, boundaries, planning status, the absence of competing claims, structural safety, or the accuracy of every statement in the listing.

MiMiSpot verification does not constitute a government determination of ownership, legal title, property boundaries or absence of competing claims, and a verification badge is not a warranty, guarantee or legal opinion of any kind.

Evidence you may be asked to submit

  • Identity documents for the account holder and, where different, the property owner.
  • Documents showing the owner's interest in the property or your authority to act for the owner.
  • Utility bills, rates notices or similar documents linking the property to the owner.
  • Photographs of the property that match the listing, including any identifying features.
  • Any additional information reasonably requested to resolve an inconsistency.

Your responsibilities when submitting evidence

  • Submit only genuine, unaltered documents that you are entitled to share.
  • Obtain the owner's consent before submitting documents about a property you manage for someone else.
  • Tell MiMiSpot promptly if information changes after review, including a change of owner, agent or your authority to act.
  • Do not submit documents belonging to a third party without authority, or documents containing more personal information than is needed for the review.

How evidence is handled

Evidence is stored privately and is visible only to the submitting account and to authorised MiMiSpot staff involved in verification, safety, support and audit. Evidence is never published on the listing or shared with seekers. The public verification record shows only the badge, the review date, the verification level and any generic scope label; it never includes document images, document numbers or identity details.

Evidence is retained for as long as the listing remains verified and for a limited period afterwards to support fraud prevention, dispute handling and legal obligations, in accordance with the Privacy Policy. You may request deletion under the Privacy Policy, and MiMiSpot will withdraw verification if the retained evidence is no longer sufficient.

Review process and outcomes

MiMiSpot may approve, decline, or request more information. A declined outcome explains, where practical, what was missing or inconsistent so that you may resubmit. MiMiSpot may verify part of a submission and not another, may apply a reduced verification level, and may take reasonable time to complete a review. MiMiSpot may also decline to verify a property without giving detailed reasons where doing so would reveal a fraud-prevention method.

Verification fees

No fee is charged for property verification at this time. Any future verification fee would be published separately, would apply only to submissions made after it takes effect, and would require your express acceptance before it applies to you.

Withdrawal and expiry of verification

  • Verification may be withdrawn if evidence is found to be inaccurate, falsified or no longer current.
  • Verification may be withdrawn if the owner, agent or authority to act changes and updated evidence is not provided.
  • Verification may expire after a set period or when the listing is archived, sold, let or withdrawn.
  • Verification may be suspended while a complaint, dispute or safety report about the listing is investigated.

Misuse and consequences

Submitting forged, altered or misleading evidence is a serious breach of these terms. MiMiSpot may withdraw verification, remove listings, suspend or close accounts, retain records for fraud prevention and, where required or permitted by law, report the matter to appropriate authorities.

Seekers relying on verification

Seekers should treat a verified badge as one factor among many. Verification does not replace your own inspection, independent legal advice, title checks, survey or valuation. See the Property Marketplace Terms for the due-diligence steps every buyer or long-term tenant should take before committing to a transaction.
